Introduction Call - Consultation $Complimentary

Let’s connect to discuss your desired project. Whether new, addition, or remodel; we start the conversation with your wants and needs, location, time and budget constraints, and architectural style preferences; All as a basis for creating a project scope that will bring your imagined spaces to life.

Project Discussion - 1 Hour $125

Depending on the scope of the project, the existing conditions are identified and discussions specific to particular sites are started. The intent of Project Discussion is Discovery and Information Gathering.

Regulatory and Feasibility Studies - 4 hours $500

Based on the information gathered, we move to Regulatory and Feasibility Studies, blending desired scopes, existing conditions and regulatory requirements to be sure that the project is feasible to design and construct. This stage results in a proposal for Design Services.

Concept - High Level $Budgeted

Hitting the ground running, any outside consultants (Soils Engineer, Civil Engineer, Surveyor, Arborist, etc.) , if required, are released to being their early work and we begin to develop the Conceptual Design based on scope development and feasibility studies that have been established. The Concept phase being one of the most exciting phases as dreams start to come to life. Spaces are now visualized, options are discussed and adjustments are made to solidify the Conceptual Design.

Development - Details $Budgeted

Once the Concept has cured, the project dives into development as details for each space, equipment, lighting and materials are identified. Additional outside consultants (Structural Engineer, MEP Engineer, Title 24 Consultants, etc.), if required, are engaged and develop their portions of the Development package, readying the team for Permit Submittal.

Permittable - For Construction $Budgeted

The final stage; The project is submitted to Planning and Building Divisions, as required by the municipalities, for review and approval. Once Building Division approval is obtained, final conditions can be satisfied with the municipality and a Building Permit is readied for issuance.
